Plans for a $20 million hotel and apartment projects near the Christchurch Town Hall have fallen through.

The building was being developed as a 48-apartment hotel with six $1 million luxury apartments on top of a café and shops. The section covers 1000 square metres and has a zoned 17-metre height limit.

The site will now be sold by tender, with a deadline of mid-June.
