Garth London has succeeded Anne-Marie Johnson as the next president of the Bed & Breakfast Association New Zealand.

The Bed & Breakfast Association New Zealand (BBANZ) held its Annual General Meeting (AGM) for 2025 last week. Following demand, the Association has amended its rules to allow some STRA properties to apply for membership. It recognises that there are STRA properties that are of high quality and deliver experiences not so far removed from what hosted properties deliver.

The Association also made the decision to invest in developing a new website to better enable visitors and agents to easily find quality-assured, hosted properties across New Zealand.

Leadership updates include the election of Garth London as President, succeeding Anne-Marie Johnson. London brings extensive tourism experience and a focus on growing the hosted segment. Laura Cornall, of Tourism Industry Aotearoa, also joined the board, strengthening the Association’s voice in sustainable tourism.

The Bed & Breakfast Association New Zealand represents its members providing hosted accommodation across New Zealand. This segment has typically ranked highest in guest satisfaction across all accommodation types and makes a significant contribution to New Zealand’s reputation as a welcoming and friendly destination.

The bed and breakfast sector is in high demand around the world, from discerning and sophisticated travellers who are increasingly looking for authentic experiences. Demand typically exceeds supply during the busy international season.

The segment is not to be confused with the Airbnb or short-term rental accommodation segment (STRA), where properties are typically not hosted.

Bed and Breakfast member hosts are knowledgeable locals curating experiences specifically for individual guests. The Bed & Breakfast Association New Zealand views this difference as being an important message, at a time when STRA property numbers have exploded and is a challenge that the Association is meeting head-on.

Member properties include boutique and luxury lodges, farmstays and character homes, many in unique locations.
