NEW ZEALAND | The iconic Bluewater Hotel in Napier is up for sale after undergoing a major refurbishment, courtesy of owner Rodney Green.

Situated at 10 West Quay, near the Pandora end of West Quay, this four-storey hotel boasts breathtaking views over the Napier Sailing Club marina and the inner harbour.

Green, 76, has decided it's time to pass on the torch after transforming the hotel into a cornerstone of the Napier accommodation scene. The property has been a labor of love for Green, who purchased the hotel in 2000, just a year after it was built by the Ross family. Over the years, he has overseen extensive upgrades, including new carpeting, fresh paint, and modernized bathrooms. Most recently, the hotel spent four years providing emergency accommodation for the homeless, further contributing to the community.

Rodney Green, who started his career in butchery, is a major player in the accommodation and philanthropy sectors. He sold his successful Medallion Foods bacon company at age 50, and since then, he has focused on the accommodation industry, transforming motels into apartments and backing public projects. These include the Rodney Green Centennial Events Centre at McLean Park, Rodney Green Foundation Arenas, and the Pettigrew Green Arena.

Now, with his attention focused on his philanthropic endeavors through the Rodney Green Foundation, Green has decided to sell the Bluewater Hotel. The property, with 66 rooms, a restaurant, and a bar, is being marketed by Colliers and is available through International Expressions of Interest, with offers closing on March 11, 2025.

This is a prime opportunity for investors seeking to capitalize on Napier's tourism and accommodation sectors. Green’s decision marks the end of a remarkable chapter, and the Bluewater Hotel is ready for a new owner to take it forward.
